Buying help

You may need less down than you think

Thousands of down-payment-assistance programs exist — most buyers never hear about them. Here's what's out there, and how to find the ones you qualify for.

State & local programs

Nearly every state (and many cities) offer grants or low-interest second loans for down payment and closing costs. Amounts and rules vary widely.

VA & USDA loans

Eligible veterans and rural buyers can often buy with $0 down.

FHA loans

As little as 3.5% down, and DPA programs can stack on top.

Profession-based programs

Teachers, first responders, healthcare workers, and others qualify for special programs in many areas.

Gift funds

Down-payment gifts from family are allowed on most loan types (with documentation).

Program availability and eligibility change constantly and vary by location — a local agent and lender will find the ones you actually qualify for.
