Why we write these

Advice is only useful if it's specific.

Most real-estate content is written to rank, not to help — national averages applied to a market that doesn't resemble them. Ours is written against real sales in the markets described, and we say when something varies by state, program or building rather than pretending it doesn't.

Beyond the reading

A guide can't walk the street with you.

Everything here will tell you what usually happens. It won't tell you that the block floods in a hard spring, that the roof on number 42 has two winters left, or what the last three houses on that street actually closed at after concessions. An agent who works those blocks already knows, and being matched with one costs you nothing.
