Is commission really negotiable?
Yes. It is agreed between you and your agent, and it is not set by us or by any rule. We take no cut of it either way.
What are closing costs for a seller?
Title and escrow fees, transfer taxes, recording, prorated property taxes and any concessions you agreed to. They vary a lot by state.
Should I pay for repairs before listing?
Usually the cheap visible ones only — paint, lighting, landscaping. Major work rarely returns its cost. Anything an inspector will find, you will pay for either way.
What is a payoff amount?
What it takes to clear your existing mortgage on the closing date, including interest to that day. Ask your lender for a written payoff quote.
Does this include capital gains tax?
No. Many sellers of a primary residence qualify for an exclusion, but the rules depend on your situation — ask a tax professional.
