Every calculator here shows its working, so you can check the assumptions rather than trusting an output.

Principal and interest.

The loan itself, amortised over your term at the rate you enter. This is the only part most calculators show you.

Taxes and insurance.

Usually collected monthly into escrow alongside the payment. They vary enormously by county, so use a real quote rather than a rule of thumb.

Dues and assessments.

HOA or condo fees are not part of the loan but they are part of what leaves your account every month.

What you can carry.

What a lender approves and what you can comfortably live with are rarely the same number. Plan against the second one.

The price is not the cost.

Two homes at the same asking price can differ by hundreds a month once taxes, insurance and dues are counted. An agent who works your streets knows which is which before you fall for one.

How much should I put down?
It depends on the loan. Conventional often starts around 3–5% for qualified buyers, FHA around 3.5%, and VA and USDA can reach zero for those who qualify. Under 20% generally means mortgage insurance until you build equity.
What rate should I use?
Ask a lender for today's number rather than a published average — your rate depends on your credit, the loan type and the property. Run the calculator at a rate slightly worse than quoted to see how much headroom you have.
Does this include PMI?
No. If you are putting less than 20% down, add your lender’s mortgage-insurance quote on top of the figure here.
Why is my escrow different?
Lenders collect taxes and insurance monthly and true them up annually, so your actual escrow line moves as your assessment and premium change.
Should I make extra payments?
Extra principal shortens the loan and cuts total interest. Enter an amount above to see the effect — but clear higher-interest debt first.
